Our community management team is available and ready to assist you during office hours: Monday–Friday, 9:00 AM–6:00 PM, and Saturday, 10:00 AM–5:00 PM. At Gaines Investment Trust, we pride ourselves on providing exceptional customer service and being responsive to our residents’ needs.
For after-hours emergencies, our on-site maintenance team is always on call and prepared to assist promptly.
Yes. Trinity Square Apartments has on-site maintenance staff during office hours, including Saturday coverage, to address service needs. For urgent situations outside office hours, residents can reach our emergency maintenance line through the main office number.
No, your presence is not required during a scheduled maintenance visit. Our trusted maintenance technicians are authorized to enter your apartment to complete requested repairs while ensuring your home and belongings are treated with care and respect.
If you prefer to be present during the visit, please let the office know when submitting your service request so we can accommodate your schedule.
For maintenance requests, please submit a service request through your resident portal or contact the leasing office during business hours. This ensures that your request is properly documented and assigned to our maintenance team as quickly as possible.
Please note that our team can only perform maintenance or repairs related to the apartment and community. We are unable to assist with personal items or situations that could present a liability (such as moving furniture, handling resident property, or performing non-apartment-related tasks).
For after-hours emergencies, please call the office number to be connected with our on-call maintenance technician.
If you are locked out during office hours, please contact the leasing office for assistance. Our team will do their best to help you regain access, depending on staff availability and verification procedures.
If you are locked out after office hours, you will need to contact a licensed locksmith for assistance at your own expense. For security reasons, our staff is unable to provide after-hours access to apartments.
AMENITIES
Trinity Square features open parking, free carports, and garages available for rent. Because space is limited, each leaseholder may park one vehicle in the community.
Residents enjoy a variety of community features, including: Resort Style Pool, fitness center with treadmills and free weights, business area, a dog park, controlled access gates, beautiful courtyards with large trees, onsite maintenance, resident portal for rent and service needs, and close to transportation.
Yes! We welcome pets. Aggressive breeds are restricted, and the community includes pet-friendly walking areas for your convenience. Please contact the office for full pet policy details.
Our homes include a complete set of clean, classic white or black appliances. Each home comes equipped with a refrigerator, stove, dishwasher, and in select units a microwave.
No, Trinity Square Apartments does not provide furnished units. However, our spacious layouts make it easy to design your home to match your personal style.
ADMINISTRATIVE AND LEASING
Once we receive all required documents and screening information, most applications are processed within 24 hours. In some cases, additional verification may extend the timeline slightly.
Residents can pay rent online through the resident portal or submit checks to the leasing office during business hours.
Yes. Residents are required to carry $100,000 in liability coverage. You may use your own insurance provider or participate in the program offered through our community.
Residents can select their preferred internet and cable provider. Availability may vary by building. For electricity selection, visit Texas’s Power to Choose website for provider options.
Early lease termination follows the guidelines in your lease agreement. Typically, this requires a 60-day written notice along with the applicable early termination fee. If you have a unique situation, please contact the office to discuss options.
Before move-in, residents must establish electricity service with their chosen provider and provide the account number to the office. Service should begin on your move-in date.
Water and trash are billed separately and added to your resident account. Rent and utilities are due on the 1st of each month, and charges can be viewed through the resident portal.
We are located near the intersection of Trinity Mills Rd. and Midway Rd., just minutes from the Dallas North Tollway and President George Bush Turnpike. Our location is convenient for commuting throughout North Dallas.

All residents must be approved leaseholders listed on the rental agreement. This policy helps us maintain a secure, comfortable, and community-focused living environment for everyone.
Yes. To ensure a peaceful environment for all residents, quiet hours are observed beginning at 10:00 PM each night.
